Buying or selling a property is always a major decision as your property is often your most significant asset.

expect to pay for your new property and how to get from aspiration of ownership to collecting the keys.

We make a point of keeping you informed at all stages from the initial meeting through to the final exchanging of
the deeds and handing over of the keys. Our members of staff are friendly and approachable and will discuss any
queries that you might have along the way.

Our aim is to give you peace of mind by taking the stress out of buying and selling property.
We will discuss the submission of your offer, including the proposed purchase price, the date of entry and whether or not to make it
subject to survey or mortgage. We are keen to use either the Borders Standard Clauses or the Edinburgh Standard Clauses
wherever possible – ensuring that negotiation and conclusion of the contract is conducted just as quickly as possible, usually within
around a fortnight of submitting the offer. Until the contract is concluded, either party can pull out of the transaction without
penalty.

Then, we will undertake the conveyancing (the process of transferring title from the sellers to you) just as soon as the selling
solicitors have forwarded the title deeds to us. We always carefully examine all title deeds and provide you with a concise report on
their terms to ensure that you’re fully satisfied. Any issues arising out of our title examination will be dealt with as appropriate. We’ll
then ensure the seller provides us with all appropriate reports on the property and prepare a title deed in your favour. If you’re
getting a mortgage, we will liaise with your lender to ensure that their requirements are met and funds available for your date of
entry.

As the date of your purchase approaches we will keep you advised of the arrangements for taking over the property and will do our
utmost to ensure your purchase completes on time. Thereafter we’ll submit your Stamp Duty Land Tax Return and record your
title deeds. If you have a mortgage, your title deeds will require to be sent to your lender, otherwise they are yours to do with as
you please.
