It’s important that all our clients have as much up-front information as possible about our fees and the way in which we charge. For many
years solicitors have seen somewhat mysterious about the way their fees are made up and this was unhelpful to clients in preparing their
budgets for a transaction. In all transactions our solicitors will provide you with a quotation of fees and outlays (together with our standard
terms of engagement letter) as soon as possible following on from your first chat with them. Our feeing policy is to charge no more than is
necessary to maintain our levels of service to you, and we believe that our current charges offer you value for money. We are registered with
the Scottish Legal Aid Board and will assess you to see whether or not you qualify for Legal Aid at an initial interview.

For a residential purchase or sale, we will supply you with a no-obligation quotation of our fees and a note of the likely outlays. If purchasing,
the outlays will generally consist of the cost of recording your title deed and mortgage deed together with any stamp duty to be paid. If selling,
the outlays will general include the cost of obtaining a property enquiry certificate (council search), property reports (which may include Form
10a,11a,12a,13a and P16 Reports),  a coal mining report (if required), the cost of removing any mortgage over  the property and the cost of
obtaining any missing title deeds.  If we believe that unforeseen expenses might arise, we will contact you just as soon as we can and will ask
for your permission before spending anything extra on your behalf.

If we’re administering an estate for you, we will supply you with a terms of engagement letter just as soon as possible. Once the estate has
been fully administered to your satisfaction, we will submit our file to the local Sheriff Clerk and ask him to independently assess a fee in his
capacity as Auditor of Court.
Our estate agency fee is 1% plus vat of the final sale price of your property, together with the cost of any advertising you might have instructed.
This fee covers all estate agency work (such a accompanied viewing, traveling costs, erecting and removing a ‘for sale’ sign, advertising on our
website, dealing with enquiries, etc) but will not include any advertising you’ve asked us to carry out in the BSPC, ESPC, local or national media.
We will advertise your property on the RightMove website free of charge, however.

If preparing a will or a power of attorney for you, we will charge a fixed fee and will confirm this to you in advance. If we’re administering an
estate for you, we will supply you with a terms of engagement letter just as soon as possible. Once the estate has been fully administered to your

If we’re acting on your behalf in a family matter, we will supply you with a letter of engagement just as soon as possible and will charge on the
basis of the amount of time we have spent on your file as assessed by an independent firm of law accountants. Our current hourly rate is £125
per hour, and this is reviewed every January.

If we’re acting for you in a commercial matter, if it is a straightforward acquisition or disposal of property then we will supply you with a
quotation of fees as soon as possible, or if the matter is not a straightforward purchase or sale we will charge on the basis of the amount if time
we have spent on your file as assessed by an independent firm of law accountants. Our current hourly rate is £125 per hour, and this is reviewed
every January.
