Selling a property is always a major decision as your property is often your most significant asset. Wood and Muir have a
wealth of experience in dealing with the property market of the Eastern Borders and beyond. We offer a highly professional

property for and how much to pay for a new one.
As members of the Borders Solicitors’ Property Centre (BSPC), we can market your property to a large audience of
potential buyers. In fact, one in two of all properties in the Borders are sold through the BSPC.
Whether you are buying or selling, we make a point of keeping you informed at all stages from the initial meeting through to
the final exchanging of the Deeds and handing over of the keys. Our members of staff are friendly and approachable and will
discuss any queries that you might have along the way.
Our aim is to give you peace of mind by taking the stress out of buying and selling property.
Once an offer has been received, we will discuss it with you in full and will advise on which of the (often very many) conditions
are acceptable and which we should reject. If all conditions can be accepted, then if a letter to that effect is sent to the
purchaser the contract is concluded and becomes legally binding. If alterations are to be made to the contract, then it will not
become binding until both sides have agreed the alterations, which can take up to around a fortnight.
We’ll obtain your title deeds as soon as possible (ideally before the house goes on to the market), review these and, once an
acceptable offer is received, forward them on to the purchaser for examination. We will also order the reports usually obtained
by the seller and pass these on to the purchaser, then revise the documents prepared by the purchaser (including the title deed).
If the purchaser has any questions on the terms of the title deeds, we’ll answer these with your assistance.
As the date of entry approaches, we will arrange to have you sign the title deed and will help guide you through the practicalities
of moving. Once the legalities of the sale have been completed, we will help you arrange a convenient hand-over of the keys to
the purchaser. We will ensure that any mortgage over the house is paid in full and will promptly forward the balance of the
purchase price on to you.
